Selling
Price it with evidence. Market it like it matters.
Before you price your home, it's important to understand how buyers are responding to comparable properties in your neighbourhood. That analysis comes first, and everything else follows from it.
The method
Sellers are my strongest segment for one reason: process.
A home sells on price, presentation and timing, in that order. Most listings get the first two wrong because the decisions are made on instinct. I make them from the comparable-sales analysis, the absorption rate in your area and the feedback from showings.
The marketing is built to the standard of my own property-presentation pages: architectural photography, floor plans you can read, a walkthrough video and neighbourhood data with real walking times. Buyers remember those homes.

Timeline
From first conversation to completion.
Comparable-sales analysis
Recent sales, active competition and expired listings in your micro-market, weighted for condition and timing. You see the same data I use.
Pricing strategy
A strategy rather than a single number: where to enter, which buyer search bands you need to appear in, and what happens in the first fourteen days.
Preparation plan
Only the work that moves offers. Repairs, staging and presentation decisions ranked by return, with trades I trust if you need them.
Marketing system
Architectural photography, floor plans, walkthrough video, a dedicated property page, and targeted digital campaigns to the buyers already searching your area.
Negotiation
Offers reviewed line by line: price, subjects, dates, deposits and the fine print that decides whether a deal completes.
Completion and beyond
Clean handoff to your lawyer or notary, moving logistics, and an annual Home Investment Check-In on your next property.
Marketing system
What every listing receives.
Every home I list gets the same presentation, whatever the price.
Photography and video
Architectural stills, dusk exteriors, detail sets and a walkthrough film.
Floor plans and 3D tour
Measured plans you can read without zooming, beside the tour.
Dedicated property page
A standalone page with every photo described, schools and transit with walking times.
Targeted campaigns
Digital advertising to buyers already searching your area, with reporting you can see.
Run the numbers
What you walk away with.
Net proceeds after commission and payout, the penalty if you break your mortgage, and whether now or later serves you better.

FAQ
Seller questions, answered plainly.
By looking at what has sold, what is competing with you right now, and what did not sell, then weighing condition, timing and the price bands buyers actually search in. You receive the full analysis before we discuss a number.
Usually less than people expect. Most returns come from repairs, decluttering and presentation. Larger projects only make sense when comparable sales show buyers paying for them in your neighbourhood.
It depends on your segment and the sales-to-active-listings ratio in your area that month. I'll give you a realistic range from that data before we list.
Commission is negotiated and set out in the listing agreement, along with legal fees, any mortgage discharge costs and preparation expenses. You get a full estimate of net proceeds before you sign anything.
Yes, with careful sequencing. We look at subject-to-sale offers, bridge financing and timing so you are never forced into a weak position on either side.

A consultation is a working session: where you are, what you're weighing and what the data says. You leave with a plan whether or not we end up working together.
