Competitive and choice readings need at least 10 listings; ratios above 100% mean last month’s sales exceeded this month’s listings.

Surrey guide

How to read a report

Six terms that do most of the work.

Sales-to-active listings ratio
Sales in a month divided by the number of active listings at month end, expressed as a percentage. The boards treat sustained readings below roughly twelve percent as a buyer's market, between twelve and twenty as balanced, and above twenty as a seller's market. One month is noise; the trend is the signal.
Sale price and the benchmark
The sale price in these snapshots is the monthly figure SnapStats® reports for each area and segment. It reflects the mix of homes that sold that month, so in a small market a few large or small sales move it a lot. The boards' MLS® Home Price Index benchmark smooths that effect by pricing a typical home; use both, and trust the 13-month line over any single month.
Sale-to-list ratio
What homes sold for as a share of their final asking price. Under 100% means buyers negotiated; over 100% usually means multiple offers. It says nothing about price reductions made before the sale, which is why days on market sits beside it.
Days on market
The number of days between listing and an accepted offer. Rising days on market usually precede price adjustments; falling days on market usually precede multiple offers.
Absorption
How many months the current inventory would take to sell at the current pace. The mirror image of the sales-to-active ratio, and the fastest way to understand competition in a specific price band.
Segment
Detached, townhome or apartment. The three behave differently in the same month and the same city, which is why a single headline figure is rarely useful.

Methodology

Monthly figures come from the SnapStats® reports I subscribe to, which compile Fraser Valley Real Estate Board and Greater Vancouver REALTORS® MLS® data by area, community and home type. Each snapshot states its capture date. Only the numbers are used; the reading beside them is mine. The data is never adjusted. Snapshots are not forecasts and are not a substitute for a comparable-sales analysis of a specific property.

Beyond the report

What does the data mean for your home?

A report describes the market. A comparable-sales analysis describes your property in it. I prepare the second one by hand.
