Fraser Valley · neighbourhood guide
Ladner, Tsawwassen and North Delta: three communities, one municipality.
Overview
Delta covers the farmland and village feel of Ladner, the sunny coastal community of Tsawwassen with its ferry terminal, and North Delta's established residential neighbourhoods bordering Surrey.
The essentials
Detached-heavy, from 1960s and 70s homes on large lots in North Delta and Ladner to newer developments in Tsawwassen Springs and along Tsawwassen's bluff.
Bus connections to Scott Road and Bridgeport Canada Line stations; the Massey Tunnel replacement will change access to Richmond and Vancouver.
Boundary Bay, Centennial Beach, Ladner Village, Burns Bog, Watershed Park and some of the region's best cycling and birding.
Delta School District (SD37). Catchments vary; confirm by address.

FAQ
Its position on the peninsula puts it in a rain shadow, with measurably less rainfall than much of the region. It is one reason buyers choose it despite a longer commute.
Adjacent pockets share a lot: lot sizes, home ages and schools. Municipal services and tax rates differ, and some buyers prefer North Delta's quieter streets.
A new crossing is expected to improve access over the long term. The timing and effect on specific properties remain uncertain; I treat it as context rather than a reason to buy.
