Fraser Valley · neighbourhood guide
Township space and city convenience, with rapid transit on the way.
Overview
Langley spans the compact City of Langley and the much larger Township, from Willoughby's new townhome communities to the acreages of Fort Langley and south Langley. It attracts buyers trading commute distance for space, and investors watching the SkyTrain extension.
The essentials
New townhomes and low-rise condos in Willoughby and Willowbrook, established detached in Walnut Grove and Brookswood, heritage and rural properties in Fort Langley and the south.
The Surrey Langley SkyTrain extension will terminate at Langley Centre. Today, frequent buses along Fraser Highway and 200 Street connect to the Expo Line.
Fort Langley's village core, the Fraser River trails, Campbell Valley Park, wineries and a strong equestrian community in the south.
Langley School District (SD35). New schools are being built in Willoughby to keep up with growth; catchments change, so confirm before you buy.

FAQ
Willoughby offers newer homes, more townhomes and proximity to the future SkyTrain. Walnut Grove is established, with larger lots and mature amenities. The trade-off is usually age of home against lot size and price.
Fort Langley carries a premium for its village character. Nearby pockets offer similar access at lower entry points; I can show you what compares.
Transit typically supports demand near stations over time, but the effect is already partly priced in and varies by distance. I look at where each property sits relative to the stations.
