Greater Vancouver · neighbourhood guide
Farmland, dykes and family neighbourhoods under the Golden Ears.
Overview
Pitt Meadows sits between the Pitt and Fraser rivers, with protected farmland to the north, newer family neighbourhoods in South Meadows and Osprey Village on the river, and the Golden Ears mountains as a constant backdrop. It is quieter and more affordable than the Tri-Cities next door.
The essentials
Newer detached and townhome communities in South Meadows, older ranchers and split-levels on larger lots, condos near the town centre and the waterfront at Osprey Village.
West Coast Express at Pitt Meadows Station for the downtown commute; bus connections to Coquitlam Central and the Evergreen Line. The Golden Ears and Pitt River bridges connect south and west.
The dyke trail network for walking and cycling, Pitt Lake and Golden Ears Provincial Park, Osprey Village's riverfront cafés, and farm stands and blueberry fields in season.
Maple Ridge – Pitt Meadows School District (SD42). Catchments vary; confirm by address.

FAQ
They share a school district and a commuter rail line. Pitt Meadows is smaller, flatter and closer to the Tri-Cities; Maple Ridge has more hillside neighbourhoods and more new supply. Budgets often buy similar homes a few minutes apart.
The city sits on a diked floodplain. It affects insurance and building requirements on some properties, and it's a standard part of my due diligence.
For a downtown office on a fixed schedule, yes: it is comfortable and reliable, with limited departures. Hybrid workers often find it ideal.
